Roofing Terms & Definitions: The Southern California Glossary
Quick answer: This glossary defines the roofing terms that appear in estimates, inspection reports, insurance documents, and California code references — in plain English, with the California-specific context most glossaries skip. Use it to read a contractor’s bid, understand an inspection report, or decode what your insurance carrier is asking for.

Roof anatomy & structure
Decking (roof deck)
The structural surface — usually plywood or OSB panels, or spaced boards on older homes — that everything else is fastened to. On Southern California homes from the 1950s–70s, decking condition is the biggest variable in a re-roof estimate, because it can’t be fully assessed until tear-off.
Ridge
The horizontal line at the top of the roof where two slopes meet. Ridge caps and ridge vents live here, and it’s one of the first places wind damage shows.
Hip
The outward-angled line where two roof slopes meet, running from ridge to eave. Hip roofs (slopes on all four sides) are common across Southern California tract housing.
Valley
The inward channel where two roof slopes meet — the roof’s drainage highway. Valleys carry more water than any other part of the roof and fail before the open field does.
Eave
The lower edge of the roof, where it meets or overhangs the exterior wall. Ice-and-water protection, drip edge, and starter courses all begin here.
Rake
The sloped edge of a gable roof, from eave to ridge. Wind works on rakes and eaves first — which is why Santa Ana wind damage concentrates there.
Fascia
The vertical board along the eave, behind the gutter. Persistent gutter overflow shows up as rotted fascia long before it shows up inside the house.
Soffit
The underside of the eave overhang, often vented to let the attic breathe. Blocked soffit vents shorten roof life from below by trapping attic heat.
Ridge vent
A continuous vent along the ridge line that lets hot attic air escape, typically paired with soffit vents that draw cooler air in. Proper ventilation is a roof-life issue in Southern California — attic heat cooks a roof from below.
Attic ventilation
The intake-and-exhaust system (soffit vents in, ridge or upper vents out) that keeps attic temperatures manageable. Undersized or blocked ventilation shortens shingle and underlayment life and is a routine finding on tract homes with remodeled eaves.
Pitch (slope)
The steepness of a roof, written as rise over run — a 4:12 roof rises 4 inches for every 12 horizontal. Pitch determines which materials are allowed: below about 2:12, you’re in low-slope territory and shingle and tile no longer apply.
Penetration
Anything that passes through the roof surface — plumbing vents, skylights, chimneys, HVAC curbs. Most leaks start at penetrations, not in the open field of the roof.
Square
Roofing’s unit of measurement: 100 square feet. A “30-square roof” is 3,000 square feet of roof area. Estimates are commonly priced per square.
The waterproofing layers
Underlayment
The membrane installed between the decking and the visible roofing material — and on tile roofs, the layer doing the actual waterproofing. Tiles shed most of the water; the underlayment stops the rest. Most Southern California “tile roof failures” are underlayment failures under healthy tile, because tile lasts 50+ years and older underlayment was rated for 20–30.
Felt (roofing felt)
The traditional asphalt-saturated underlayment, sold by weight (15 lb, 30 lb). Still common, increasingly replaced by synthetics.
Synthetic underlayment
Woven plastic-polymer underlayment — lighter, stronger, and more UV- and heat-tolerant than felt. The default choice on most modern Southern California re-roofs.
Self-adhered membrane (ice-and-water shield)
A peel-and-stick waterproof membrane applied at valleys, eaves, and penetrations — the places water concentrates. California has no ice dams, but the product earns its keep here sealing around fasteners in the roof’s highest-risk zones.
Flashing
Formed metal (or flexible membrane) that waterproofs the joints where the roof meets anything else — walls, chimneys, skylights, valleys, edges. Failed flashing causes more leaks than failed roofing material, and within a mile of the coast, salt air corrodes flashings years before the roof around them wears out.
Counterflashing
The second layer of flashing, lapped over the base flashing at walls and chimneys so water can’t get behind it. Missing counterflashing is a classic shortcut on cheap work.
Pipe boot (jack)
The flashing collar that seals around a plumbing vent pipe. Its rubber gasket sun-rots in 10–15 years of Southern California UV — a five-dollar part responsible for a remarkable share of interior leaks.
Drip edge
Metal flashing at eaves and rakes that directs runoff into the gutter instead of behind it. One of the first components salt air corrodes on coastal homes.
Tile, shingle & metal (steep-slope)
Asphalt shingle
The most common residential roofing in America: a fiberglass mat coated in asphalt and surfaced with mineral granules. Typical Southern California service life runs 20–30 years, with UV and wind — not rain — doing most of the aging.
Architectural (dimensional) shingle
A laminated, multi-layer asphalt shingle with a thicker profile and longer warranty than the flat 3-tab it has largely replaced. The standard choice on SoCal tract re-roofs.
3-tab shingle
The older single-layer shingle cut into three tabs. Lighter, cheaper, and less wind-resistant — mostly seen today as the roof being torn off.
Concrete tile
The dominant roof of master-planned Southern California. The tiles themselves routinely last 50 years or more; the underlayment beneath them does not — which is why so many “tile roof problems” are membrane problems.
Clay tile
Fired-clay tile — the classic barrel profiles of Spanish and Mediterranean architecture. Longer-lived than concrete and lighter, with excellent fire performance.
Lift and re-lay (re-lay)
Salvaging existing tile, replacing the failed underlayment beneath it, and re-laying the roof — typically at 40–60% of full replacement cost. The highest-value option for sound tile on expired underlayment, and it keeps the tile profile your HOA already approved. Full framework in our repair, restore, or replace guide.
Standing seam metal
Metal roofing with concealed fasteners and raised vertical seams. Long-lived and increasingly popular on modern SoCal remodels; coastal installations need attention to cut edges and hardware, where salt corrosion starts.
Stone-coated steel
Steel panels surfaced with stone granules to mimic tile or shake at a fraction of the weight — a common solution when a structure can’t carry concrete tile.
Wood shake
Split-wood roofing, common on Southern California homes built through the 1980s and now largely a legacy material: untreated shake can’t meet the Class A assembly requirements of California’s fire hazard zones, so replacement usually means a material change — which is a code conversation before it’s a style one.
Slate
Natural stone roofing — the longest-lived steep-slope material made, and among the heaviest. Rare in Southern California; most “slate look” roofs here are actually concrete tile or composite profiles chosen to avoid the structural upgrades real slate demands.
Solar-ready (PV mounting)
Roof details prepared for solar panels: mounts flashed into the roof system, conduit paths, and — critically — timing. Re-roofing before a solar install (or coordinating both) avoids the expensive sequence of paying to remove and reset panels on a roof that fails under them.
Granule loss
The shedding of a shingle’s protective mineral surface, visible as bald spots on shingles and grit in gutters. Accelerating granule loss is how an asphalt roof announces the end of its life.
Class A fire rating
The highest fire-resistance rating for a roof assembly. In California’s designated fire hazard zones, Class A isn’t an upgrade — it’s the legal requirement for replacement roofs. See the Wildland-Urban Interface Code entries below.
Flat & commercial systems
Low-slope roof
Any roof at or below about 2:12 pitch — “flat” roofs are really low-slope roofs engineered to drain. Different physics, different materials, different failure modes than steep-slope roofing.
Membrane
The continuous waterproof sheet that is a low-slope roof — TPO, PVC, and EPDM are all membranes. On a membrane roof, seams and penetrations are where the risk lives.
TPO (thermoplastic polyolefin)
The white single-ply membrane covering much of commercial Southern California. Heat-welded seams, strong reflectivity — a natural fit for Title 24 cool roof requirements.
PVC
A single-ply thermoplastic membrane with heat-welded seams and strong chemical resistance — the common choice over restaurants and anywhere grease exhaust hits the roof.
EPDM
The black synthetic-rubber membrane, decades-proven, with seams that are glued or taped rather than welded. Its dark surface runs counter to cool-roof requirements, which limits new EPDM in California commercial work.
Modified bitumen (mod-bit)
Asphalt sheets modified with polymers, applied in overlapping rolls — a workhorse on older SoCal commercial and light-industrial buildings.
Built-up roofing (BUR)
The traditional “tar and gravel” roof: alternating layers of asphalt and reinforcing felts. Thousands of aging BUR roofs still cover Southern California’s older industrial stock.
Spray polyurethane foam (SPF)
Foam sprayed in place that insulates and waterproofs in one seamless application, finished with a protective coating. Details and installer skill decide everything with SPF systems.
Polyiso (polyisocyanurate insulation)
The rigid foam insulation board installed beneath most commercial membranes — the layer that holds water when a roof “fails wet.” Saturated polyiso is what a moisture survey finds, and what takes restoration off the table.
Tapered insulation
Insulation cut to create slope on a structurally flat deck, steering water to the drains. The engineered fix for chronic ponding — drainage designed in, not hoped for.
Cover board
The dense, thin board installed between insulation and membrane on quality commercial systems, adding puncture resistance and a solid substrate. Its absence is a common difference between two “identical” flat-roof bids.
Metal panel (R-panel)
Exposed-fastener metal panels — the standard roof on Southern California’s industrial and warehouse stock. The panels outlast their parts: fastener washers and lap sealants age out on a 10–15 year clock, and that’s where these roofs leak.
Ponding
Water still standing on a low-slope roof 48 hours after rain — the industry’s working threshold for a drainage problem. Ponding concentrates weight and accelerates membrane breakdown wherever it sits.
Scupper
A drainage outlet through a parapet wall — a flat roof’s overflow relief. Blocked scuppers are how one winter storm turns a roof into a pool.
Parapet
The low wall extending above the roofline on commercial buildings. Parapet flashings and caps are chronic leak sources that get blamed on the roof field.
Roof coating
A fluid-applied layer — typically silicone or acrylic — that becomes a roof’s new weathering surface. A coating is a surface, not a repair: over a sound roof it adds years; over a wet one it hides a problem.
Restoration (roof restoration)
The full system built around coatings: clean and repair a structurally sound membrane, then coat it — typically adding 10–20 years of service life at roughly one-third of replacement cost, with NDL warranties available to 20 years on qualifying systems. Moisture survey
Instrument-based detection of water trapped inside a roof system — the test that decides whether a roof qualifies for restoration or needs replacement. An opinion about a flat roof without a moisture survey is just an opinion.
California codes & compliance
Title 24
California’s Building Standards Code — the umbrella covering everything from energy efficiency (Part 6) to fire safety in wildfire zones (Part 7). If you re-roof in California, some part of Title 24 applies to you. Start with our Title 24 roofing requirements guide.
Cool roof
A roof surface engineered to reflect solar energy rather than absorb it. Title 24 Part 6 sets minimum reflectance values on many re-roofs — mandatory in most Southern California climate zones for low-slope commercial work.
SRI (Solar Reflectance Index)
The 0–100+ score combining how much sun a roof reflects and how well it sheds heat. Title 24 cool-roof compliance is written in SRI thresholds; higher is cooler.
Aged reflectance
A roof product’s reflectivity after three years of weathering, not when new — the number California actually regulates, because white roofs get dirty.
California Wildland-Urban Interface Code (CWUIC)
Title 24, Part 7 — the code governing construction in wildfire-prone areas, which consolidated the former Chapter 7A rules effective January 1, 2026. For roofs in designated fire hazard zones it requires Class A assemblies and ember-resistant details.
WUI (wildland-urban interface)
The zone where development meets wildland vegetation — the geography where wildfire codes apply. Much of Southern California’s hillside and canyon housing sits in it.
Fire Hazard Severity Zone (FHSZ)
CAL FIRE’s official mapping of wildfire risk — Moderate, High, and Very High. The 2025 map revision added roughly 1.4 million acres of High and Very High zones statewide, pulling many Southern California neighborhoods into stricter roofing requirements for the first time.
The 50% rule
California’s threshold: replace more than 50% of a roof’s area within 12 months and the entire roof must be brought up to current code — including Title 24 requirements. It’s the line between “large repair” and “whole-roof project,” and it should be identified before work starts, not discovered mid-job.
Roofing permit
Required for re-roofing in essentially every Southern California city, issued by the city’s building department and closed out with a city inspection. The permit record becomes part of the property’s documentation — and its absence becomes a problem at sale or claim time.
Insurance & warranties
Condition report
A dated, written record of a roof’s state — photos, findings, and recommendations. In California’s current insurance market, a pre-storm condition report is the strongest single document in a claim file, because carriers distinguish storm damage from neglect by documentation. RCV vs. ACV
Replacement Cost Value pays what it costs to replace the roof; Actual Cash Value pays that amount minus depreciation — on an old roof, a fraction of the real cost. Which one your policy carries is among the most consequential lines in it.
Depreciation
The value an insurer subtracts for a roof’s age and wear when calculating an ACV payout.
Safer from Wildfires
California’s insurance framework crediting wildfire-hardened homes — a documented Class A roof is a core qualifying measure, with discounts typically running 5 to 15 percent.
FAIR Plan
California’s insurer of last resort for properties the voluntary market won’t cover. Premiums typically run 1.5 to 3 times the standard market, and the documented path back to a voluntary carrier usually runs across the roof.
DIC (difference in conditions) policy
The wraparound policy FAIR Plan holders buy to cover what the FAIR Plan doesn’t (water damage, liability, theft). The FAIR Plan + DIC combination is why last-resort coverage costs what it does.
NDL warranty (no dollar limit)
A manufacturer warranty that covers the full cost of covered repairs without a depreciation cap — the strongest commercial roof warranty class. Available to 20 years on qualifying restoration systems, not just new roofs.
Manufacturer warranty vs. workmanship warranty
The manufacturer covers the material or system; the contractor’s workmanship warranty covers the installation. A roof needs both, and most warranty disappointment comes from not knowing which one applies — or from a manufacturer warranty voided by undocumented maintenance.
Estimates & contracts
Scope of work
The written list of exactly what a bid includes — tear-off, decking, underlayment, flashings, permits, disposal. Two bids can only be compared scope to scope; a lower number with a thinner scope isn’t cheaper, it’s incomplete.
Tear-off
Removing the existing roof down to the decking before installing new. The moment of truth on older homes — it’s when decking condition, past repairs, and code issues become visible.
Overlay (re-cover)
Installing new roofing over the existing layer instead of tearing off. Sometimes legal, rarely wise: it hides the deck, adds weight, and shortens the new roof’s life.
Decking contingency
A pre-priced allowance in the contract for replacing damaged decking discovered at tear-off. On mid-century Southern California homes, a bid without one isn’t optimistic — it’s setting up a mid-project change order.
Change order
A written amendment to the contract for work discovered or requested after signing. Legitimate ones document real discoveries; a pattern of them documents a thin original bid.
CSLB license
The California Contractors State License Board credential every legitimate roofing contractor must hold and display. Verify any license — including ours, #1157257 — at cslb.ca.gov before signing anything.
Licensed, bonded, and insured
Licensed by the CSLB; bonded so a claim fund exists if the contractor fails to perform; insured for liability and workers’ compensation so a jobsite injury isn’t the homeowner’s problem. All three are verifiable — ask for the documents.
